Our Development
Dear Neighbours,
We are delighted that our long-awaited building project has begun. The £3.4million project is a total renovation of our hall and the creation of new facilities (small hall, meeting rooms, foyer, office, kitchen, courtyard garden). By connecting the hall and the church we will create a secure site. As a Grade II listed building, we will restore historic stonework and the wooden lantern. We will be an eco-conscious site with air-source heat pumps, extra insulation and solar panels. Our entire site will be accessible by landscaping works. The project is a timely investment in our church facilities. We will share our new facilities as a joyful blessing with the community offering a wide range of opportunities for all to enjoy.
History of project
We instructed CPL architects to develop plans for the project in 2016 and public consultations were completed by 2020. Planning permission was granted in 2020 and retained through enabling works in 2023. After tendering in 2024, Ash Contracting were appointed as our builders in 2025.
Finance
Christ Church is a Baptist and United Reformed Church (URC) partnership formed in 1994. To fund the project, we agreed to sell a Baptist property in New Southgate in 2019. The first sale of £1.6m to a developer in 2021 failed after planning appeals in 2024. With a different agent and approach, the second sale completed late 2024 for £1.3m. A URC grant of £1.3m was awarded in 2021, a URC Eco grant of £500,000 and a loan in 2025 provides the projected costs of the project.
Our church community is small but lively and growing with an average of 50 attending at our 11am Sunday service. We are a self-funding church. Unfortunately, listed buildings are no longer VAT exempt which has increased our costs by £600,000. We have tried to reduce this and applied to various grant making bodies. But we are conscious that our budget is exceptionally tight. If you would like to contribute to the project this would be gratefully received, please see details below.
Length of works and noise
This project will take approximately a year. It will generate some noise for which we ask for your patience. Please be assured the project complies with planning policy regarding noise. Ash Contracting will be present Monday-Friday: 7.30-18.00 and Saturday: 8.30-13.00 with no working on Sunday or Bank holidays.
